How does making an earnest deposit work?
It’s easy to reserve a property — just put down an earnest deposit which will be returned to you at the end of the lease if there is no property damage. Then the first-month’s rent is due prior to-move in. Once we clear all your application paperwork, you can move in.
Is my earnest deposit refundable?
The earnest deposit is non-refundable unless the current tenants renew their lease, or my application(s) are denied. In the event I am unable or unwilling to move into the property, my earnest deposit will be forfeited as payment for lost marketing time, increased risk of vacancy, and additional marketing costs.
What are the rental requirements?
- No evictions in the past 7 years
- 2.5x rent verifiable income (combined between all tenants and co-signers)
- Credit score 600+
What happens if my paperwork does not go through?
If one of our potential renters makes a deposit but upon reviewing their paperwork we find that they do not qualify for the rental terms, we will refund the deposit in full.
What are the next steps?
Once you’ve submitted your earnest deposit, our team will contact you to begin the necessary paperwork. You will first complete an Earnest Deposit Form, after which you will be sent application instructions. You can review a copy of the Earnest Deposit Form on our Renters page.
