Help Us Give You the Best Maintenance Possible

We take maintenance requests through the maintenance portal via PropertyMeld. If you haven’t registered, please set up an account and make your requests there.

When submitting a request:

  • Take as many pictures as necessary and give as much detail as you can.
  • By submitting the maintenance request, you are agreeing our techs have permission to enter.
  • If you have a pet, please let us know on the request so our techs can ensure they are cautious when opening the door for their own protection. In addition, if you will not be home all animals need to be secured.

Emergency Requests

It’s important to us that we take care of the most urgent requests, including emergencies, as quickly as possible. To ensure we prioritize real emergencies for our tenants who need immediate help, we’ve provided the following examples of emergencies for clarity below. If your maintenance request is not an emergency, you may be billed for an emergency call

If your emergency is health or safety related please call 911. If you suspect a gas leak at your property, please call DTE immediately at 800-947-5000.

Examples of an Emergency

  1. Gas leaks
  2. Fire
  3. Water leaks
  4. Sewage back-up
  5. Security of the home (i.e. break-ins, unsecure front door, broken windows, etc.)
  6. Loss of Heat (during winter – thermostat reading below 55 degrees)
  7. Tenant locked out of property (electronic lock malfunction)
  8. Miscellaneous issues affecting health, safety or habitability of home
  9. Smoke alarms continuously sounding and alarms are out of reach of a standard step stool.

Examples of a Non-Emergency

  1. Loss of A/C
  2. No hot water
  3. Clogged toilet (UNLESS there is only one toilet in the home – though tenants will still be charged $250 for the service)
  4. Pest control (i.e. mice, bats, bees, raccoons, etc.) – UNLESS deemed to be life threatening
  5. Appliance malfunction
  6. Ripped window screen
  7. Torn blinds
  8. Leaky tub spout or faucet fixture – UNLESS excessive
